Thank you for choosing Ohio State Properties. Our goal is to provide you with the best possible place to live with the appropriate amenities so that you can focus on your professional studies. We are very proud to own some of the most desirable and sought after properties on campus and as a result they do rent fast. Since our properties are so highly updated with some in quiet neighborhoods we request that you be a respectful neighbor that cleans up your trash, doesn't create noise, and avoids house parties (kegs not allowed). PLEASE READ OUR NOISE ORDINANCE AND PARTY POLICY. Our highly professional staff is in place to ensure you a smooth move in and provide you with the necessary maintenance of your new home.
Rental Procedures.
1. We have started showing properties and signing leases for fall 2012. Please check this website for availability and e-mail me at brian@ohiostateproperties.com with a list of the properties you are interested in and would like to view. Include a phone number and best time to reach you, so that we can schedule an appointment (let us know when you would like to view those properties). You can also call us at 614-348-8474.
2. After you decide on a property that you like, here is what you need to do in order to try to lease it: Call me at 614-348-8474 as soon as possible letting me know that you would definitely like to rent a certain house. If the property is still available and no one else has given us an application with deposit then we will put a one day hold on the property while you get your paperwork ready. Then:
A) Download and complete the rental application located on our website at www.ohiostateproperties.com. Please write neatly. Each person in your group must complete a rental application.
B) Enclose a $20 non-refundable processing fee with each rental application to process your rental application (this can be cash or check)
C) Enclose the deposit money for your house which is equal to the total of one months rent. We can accept separate checks for the deposit from each person but when you pay your rent it must be with one check. Make checks out to Ohio State Properties. We thoroughly check all references and run criminal background checks as well as credit checks.
D) We also will need a photocopy of two forms of identification preferably your drivers license and BUCK ID from each person.
The prices on our website are in US dollars but we also accept most foreign currencies as well. This deposit will be returned to you in full within 4 weeks following move out provided that the unit is left in the same condition it was in on move in day (normal wear and tear accepted) This deposit will be refunded to you if your application is denied by us for any reason. If you are accepted however the deposit is non-refundable. Each person renting a particular house must fill out a rental application and include $20. We can receive multiple checks for the deposit which totals one months rent. Thank You.
3. Once everyone has their applications ready along with the deposit and photocopies of ID we will meet with you to go over the lease. We highly recommend that you view the 2011-2012 lease by clicking here before you apply and meet with us, that way we can answer any questions you have.. The online lease is only a blank lease, please do not print and sign this lease and send it to us, it is for reference only. We will bring a copy of the actual lease when we meet with you to collect everything from you and go over it with you and sign it. This lease is the same as the online lease except that it has the address of the property you are renting, the dates, and dollar amounts. We will sign the lease at the time of meeting.
4. Each parent must print and sign the parental agreement form from our website and have the form notarized and returned to us at the address below within one week. You can email the lease to your parents for their perusal. This form makes the parents liable for rents, damages, and any outstanding bills. Each parent is only responsible for a fraction of the liability which is one divided by the number of lessees. So if there are seven people on the lease your parent is only responsible for 1/7th. Some companies make the parents liable for all of it which we feel is unfair. We must receive all of the parental agreement forms within one week (extensions can be granted in certain instances) of acceptance or your application may be terminated (at our discretion) and the unit put back on the market. Our leases run from August 8th, 2012 to July 24th, 2013. First installment of rent (August) must be paid in full by July 1st, 2012, then each months rent will be due by the first of the month starting in September. The lease amount per month listed on our website is actually the lease amount for the rental period of August 8th, 2012 to July 24th, 2013 multiplied by 12 so 12 full payments of the listed monthly lease amount are required. If you are under 25 years of age you must have a parent cosign your application (parental agreement form). If you do not have a parent able to cosign please let us know up front at the time we are showing the property to you or soon afterward.

5. Once the lease is signed the home is reserved for you and we would have already received your deposit with the application.
6. Pay first months rent by July 1st, 2012.

Reasons for not being accepted could include the following as well as other reasons:
Any false information listed on rental application
Your current residence being unkempt.
Any criminal background
Any credit problems
Comments made by references listed
Drug and/or drinking problems
No Pets are allowed
History of drunkenness and/or Lewd Behavior
Rental Application or Deposit check bouncing.
